Reports written for the people who keep buildings running
Panel Gardenbase works with estate managers, owners’ corporations, and facilities leads who need maintenance priorities stated clearly enough for a budget meeting—not buried in trade jargon.
Origin in Eastern District practice
We formed the practice around a recurring frustration: defect lists that never matched floor names, and capital papers that mixed urgent plant risk with cosmetic lobby works. Our office at Olympia Plaza North Point keeps us close to many Island East estates while we travel for surveys across the city.
The work stays deliberately human. We walk the building with your escort, photograph what matters, and write residual-life notes that committees can argue with productively.
How we approach each engagement
- Use the zone names your management office already uses
- Separate safety and fabric risk from amenity upgrades
- State what happens if a recommendation waits six months
- Leave statutory certificates with the licensed parties who issue them
Who you work with
Surveys are led by practitioners experienced in Hong Kong mid-rise and tower common areas, plant rooms, and roof access constraints. We are not a contractor and we do not sell equipment; our loyalty is to a readable record of condition and lifecycle risk.
When a project needs laboratory testing, destructive opening-up, or full tender specifications, we say so early and help you bring in the right specialist rather than stretching our brief past what we can stand behind.
