What happens on survey day

Our custom page for estates preparing access: who should escort, which rooms we need, and how findings become a maintenance priority report.

Coverage

We are based at Olympia Plaza North Point, Eastern District, Hong Kong, and regularly survey Island East estates. Appointments also run across Hong Kong Island, Kowloon, and the New Territories when travel fits the agreed window.

Surveys support property maintenance reporting and asset lifecycle notes—not contractor sales visits. We photograph defects, listen for plant anomalies your technicians already know, and map findings to the zone names you use day to day.

Access checklist

  • Roof and upper plant access with weather-safe timing
  • Pump rooms, electrical rooms, and fire services rooms as scoped
  • Common corridors, lobbies, and stair cores
  • Any vacant flats included in the written brief
  • One escort with keys and knowledge of past leaks

From walk to written report

  1. Briefing call to lock scope, blocks, and decision date.
  2. On-site survey with your escort; photography of agreed zones.
  3. Draft report with ranked backlog and lifecycle commentary.
  4. Your written comments, then final PDF and a short findings walkthrough.

Questions estates ask before booking

Do you only work in Eastern District?

Our office is at Olympia Plaza North Point, Eastern District, Hong Kong, and many estates we survey are nearby. We also take appointments across Hong Kong Island, Kowloon, and the New Territories when access and travel time fit the survey window.

Will your report replace statutory inspections?

No. Condition and lifecycle reports inform maintenance planning. Lift examinations, fire service certificates, and similar statutory documents must still come from the licensed parties your building already uses.

How much access do you need on survey day?

Typically roofs, plant rooms, pump rooms, electrical rooms, common corridors, and any vacant units named in the scope. An escort with keys shortens the visit and improves accuracy.

Can you help write tender documents?

We can produce a defect log and remediation brief that feeds a tender discussion. Full specifications and bills of quantities are outside our usual engagement unless agreed separately with a suitable partner.

What language are reports written in?

Reports and board summaries are prepared in English. If your committee needs bilingual headings or a Chinese executive summary, tell us at briefing so we can plan the extra drafting time.
