Preparing Your Estate for a Condition Survey Visit

Good access and a short briefing save more accuracy than an extra day of wandering corridors.

Before our team arrives, confirm keys or card access for roofs, pump rooms, electrical rooms, and any vacant units included in scope. Waiting in a lobby while keys travel between offices wastes the cool morning light that helps façade observation.

Share recent contractor reports, even if incomplete. Knowing which lifts were modernised last year stops us from treating them as unknown risk.

Nominate one escort who knows the building’s quirks—flood history, noisy neighbours above plant, or a basement that floods in typhoon season. That context rarely appears on drawings.

Tell residents about roof and corridor walks if photography will be visible. Surprise visits create friction that has nothing to do with the building’s condition.

After the visit, keep a two-week window for questions while memories of specific rooms are fresh. Delayed comments often reopen closed findings and stretch the draft cycle.
