Fabric Checks Worth Doing Before Typhoon Season

A short pre-season fabric walk catches loose cladding clips, clogged roof outlets, and balcony drain issues.

Typhoon preparation is often treated as a contractor checklist: tape windows, secure loose items, confirm generators. Fabric condition deserves equal time.

Roof outlets choked with leaf litter turn moderate rain into ponding. Ponding finds membrane seams that looked acceptable in dry weather.

External cladding and window gaskets that whistle in winter wind can admit driving rain. Note rooms with known water staining and inspect the outside face above them if safe access exists.

Balcony drains shared across stacked flats fail in chains. One blocked outlet can wet several floors. Photograph grate condition and record flat numbers while you walk.

If your planned maintenance calendar already includes a May fabric walk, protect that date. Moving it into late summer leaves no repair window before peak storm risk.
